Fishing on Jetty
Two fishermen stand at the end of Avalon's 8th Street jetty alongside Townsend's Inlet late Monday afternoon. It was a chilly, clear day, perfect for striper fishing! 
 
MARKET STATS: The median sale price rose slightly to $2,397,500 in October, up 6% over last year. The number of active listings has increased to 117, about a 4.9 month supply at the market's current pace. For a detailed look at the market, see the latest Long & Foster Market Minute report.

SPEED LIMITS UNDER REVIEW: The number of vehicles, bicyclists, and pedestrians visiting shore towns in the summer has prompted reviews of speed limits in many towns. The speed limit on Stone Harbor Boulevard was lowered to 35mph (from 50mph) earlier this year. Cape May followed by reducing speed limits in many parts of the city, and Sea Isle City is expected to vote on lowering the speed limit on all of Landis Avenue to 25mph during the season, while allowing 35mph in the off season. Ocean City is also considering reductions in speed limits, but hasn't yet enacted any. Reduced speeds in busy areas are expected to reduce accidents and improve safety on crowded roads.
 
TWO LOCATIONS on the island offer unique views of nature, and are worth a visit this off season. At the north end of the island, the 8th Street jetty and the 7th Street seawall offer broad views of Townsend's Inlet and the ocean, sea life, and migrating birds. At the south end of the island, Stone Harbor Point has a solitary stretch of beach connecting the ocean with Hereford Inlet, as well as an elevated viewing platform ideal for birdwatching or catching a sunset. At this time of year these locations are typically not crowded, and provide a quiet place to enjoy our natural surroundings.

SMART METERS COMING: Atlantic City Electric will be upgrading all Cape May County electricity customers, including Avalon and Stone Harbor, to digital smart electric meters by the end of the first quarter of 2023. The new meters will improve reliability, help customers manage their energy consumption by monitoring it daily or hourly, and eliminate estimated billing. Customers do not need to be home during the 30 minute upgrade process.  However, if you have any life-support equipment in your home, notify Atlantic City Electric before the upgrade by calling 866-524-2982.
 
AVALON'S BAY PARK MARINA plans were reviewed at a public meeting last week. Future improvements for the area include a new bulkhead and boat launch ramp, improved access for those with disabilities including an ADA compliant kayak launch ramp, plus more boat slips. Resistance to flooding is also expected to be improved, thanks to a high boat ramp and a new system designed to handle rainwater in the parking lot. More engineering work and permitting are required before the project can be put out for bids.
 
THAT BIG SIGH you heard earlier this week? That was a result of the chilly—and seasonable—weather that replaced the warm sunny days we'd been enjoying for so long! Just last weekend beachgoers were walking and sitting on the beach in shorts and t shirts, while others were fishing, or sitting on their decks enjoying the sunshine. Though it'll be sunny again next week, it looks like much—and perhaps all—of our warm fall weather is behind us.
 
REMINDER TO WINTERIZE! If you haven't already, call your plumber, landscaper, or contractor to winterize your outdoor water systems before the first frost!

Beach Surf

BIDS WILL SOON BE IN for a major beach replenishment project slated for next spring. Both Avalon and Stone Harbor beaches will receive sand pumped from Townsend's Inlet via hydraulic dredging. $27 million in federal funds are expected to help cover the cost, but the numbers aren't final yet. The project is part of the planned periodic beach replenishments that typically occur at intervals of several years, but it comes at a great time, since so much sand was lost during several days of stormy weather earlier this month. Meanwhile, both Avalon and Stone Harbor public works departments have done a tremendous job making local beaches usable, so they can be enjoyed in the meantime.  
 
HUMPBACK WHALES have been spotted again very close to shore, just off Stone Harbor Point. Nik Pattantyus has captured this one-minute video of a whale while paddleboarding about a mile off the beach. Unaware of his presence, the whale surfaces gently three times.
