And, it's positively beautiful out on the
water in October!
THAT OCTOBER CHILL: With
overnight lows down in the 40s, early mornings have had quite a
chill to them the past few days. But with it having been so dry
and clear, it's just about perfect! Throw on the sweater or
windbreaker and head out for a walk on the beach or ride on the
boat, and enjoy some great October weather!

MARKET STATS: The number of
units sold during September 2025 increased from a year ago along
with the median sale price, while the number of active listings

LUCKY ENOUGH to be here
during the off season? It's a super time to try a new
restaurant. Whether it's one that you heard about from a

DUNE GRASS PLANTING is

nor'easter that caused beach erosion at Avalon's north-end

THE NOR'EASTER
that affected Avalon and Stone Harbor
over the weekend brought strong, gusty winds, rain, and tidal
flooding. 30-40mph northeast winds gusting to 50mph caused
tides to "stack" over the course of three high tide cycles,
leading to water in low lying streets. Wind driven waves caused
beach erosion, particularly in Avalon's north end. By late
Monday the wind had eased significantly, and had begun shifting
to a more northerly direction, allowing stacked tides to begin
emptying from the back bays.

On the back bays conditions varied widely.
Here, the northeast wind was blowing away from the bulkhead,
making it appear relatively calm, but the high tide level is
evident, as access ramps are rising upward to reach floating
docks. In some areas stacked tides flowed over the top of
low-lying bulkheads
THE FEDERAL GOVERNMENT SHUTDOWN has affected numerous programs, including the National
Flood Insurance Program. New NFIP policies aren't being
written, and existing policies can't be assumed by buyers.
However, flood insurance is available from the private market,
and, according to Mike Mento of Prosperity Mortgage, in many
cases offer higher coverage or lower costs. Need a
recommendation for an insurance agent to discuss flood insurance

TWO POPULAR AREA FUEL STOPS
are temporarily closed. The Garden State Parkway rest stop
at mile marker 19 is fully shutdown, including the fuel pumps,
for renovations. Also shut down are the fuel pumps at the
Wawa at the intersection of Route 9 and Sea Isle Boulevard.

YOU, PHILLIES! Although Red October didn't last
anywhere near as long as we'd hoped, it was a fun season.
From opening day through the last post-season game, you gave us

SOME ANNUAL FAVORITES are
back this weekend! If you're lucky enough to be here
enjoying a three-day weekend at the shore, be sure to visit two
of our annual favorites...the Avalon Arts & Seafood Festival
takes place on Saturday from 10am to 5pm at Surfside Park, and
will feature fresh local seafood, live music, artisan crafts and
decor, and a variety of vendors. Also happening Saturday
is the Stone Harbor Classic & Vintage Car Show, featuring a
variety of automobiles on display on 96th Street, from 10am to
1pm. Both events are perfect for enjoying the best of
Seven Mile Island during the off season!
OTHER OFF-SEASON FAVORITES
are available to enjoy nearly anytime. If you feel that
summertime is often too busy to squeeze in some of the fun
things around Cape May County, try them now! Here are some
ideas: visit one of the county's many breweries; spend an
afternoon at the Cape May County Park & Zoo (it's free!);
explore the Cape May Lighthouse; make a reservation at a
restaurant that's normally crowded in the summer; visit a local
winery for tasting; ride as a foot passenger aboard the Cape
May-Lewes Ferry;

HAVE YOU SEEN MONARCH BUTTERFLIES travelling
southward? They do every year at this time, on their
annual journey to Mexico. Cape May County's geography acts
as a natural funnel, increasing the likelihood of seeing
monarchs as they migrate. Monarchs will often stop to
roost in groups; if they do, observe them from a distance so as
not to disturb them.

IN THE 70s BY DAY, 60s AT NIGHT!
Ahhh, thank you, October, for that delightful, crisp air in the
evening, followed by warm sunshine each morning! Among other
things to enjoy in October are smaller crowds at local events, nearly
empty beaches, plus (free!) parking spaces available near your favorite
restaurant, and less traffic!
WHAT'S STILL OPEN ON THE ISLAND? I'm often asked that question
by people who aren't able to spend much time here in the off season.
The answer? Most everything! From The Reeds to Fred's, and
Icona Golden Inn to The Princeton, plus many, many shops, you'll find
lots of options! C'mon down!
DRIVING THE REAL ESTATE MARKET: Properties are still
selling, and sometimes very quickly. Purchase demand remains
strong, but proper pricing is important. Inventory is a bit
tighter than before. Buyers, if you're you'll be using mortgage
financing, discuss your situation with a lender in advance so that
you're pre-qualified and ready to move quickly (call or email me and
I'll put you in touch with a reliable lender.) Sellers, let's
discuss your goals, and price your property for a successful sale!
